Nick Yanas was born and raised on the Space Coast, and the Yanas family has called Brevard County home since the 1960s. That means a real, first-hand understanding of how Florida’s heat, humidity, heavy rain, high winds, and salt air affect the homes here.

As owner and inspector, Nick focuses on clear, practical communication, taking the time to explain what was observed, why it matters, and what your options are. No pressure, no jargon, just an objective look at the property so you can decide with confidence.

    We Inspect the Property

    Nick performs a careful visual inspection of the home’s accessible systems and components, documenting findings with photographs along the way.

    Understand Your Report

    You receive a clear, photo-rich report. We walk through the findings and answer questions so you can make an informed decision with confidence.

What does a home inspection include?
A full home inspection is a detailed visual evaluation of the home’s major systems and components — roofing, exterior, structure, electrical, plumbing, heating and cooling, attic, insulation, interior, windows, doors, installed appliances, and garages. You receive a clear report with photographs, observations, and practical recommendations.
How long does a home inspection take?
It depends on the size, age, and condition of the home. A typical single-family home usually takes a few hours; larger or older properties can take longer. The priority is being thorough, not fast.
Should I attend the inspection?
You’re welcome to. Many clients attend the final portion of the inspection or review the findings once it’s complete. That lets the inspector stay focused during the inspection while still giving you the chance to ask questions and understand the property.
What is a 4-point inspection?
A 4-point inspection documents the condition of four major systems — roof, electrical, plumbing, and heating/cooling. Insurance companies often request one for older homes during the application or renewal process to understand the visible condition, age, and serviceability of those systems.
What is a wind mitigation inspection?
A wind mitigation inspection documents construction features that may help a home resist strong winds — things like roof shape, roof-to-wall connections, and opening protection. Depending on the features present, a completed report may help you qualify for available insurance discounts. Your insurer determines any credits or savings.
When should I schedule a pre-drywall inspection?
For new construction, after the framing, electrical, plumbing, and HVAC rough-ins are complete but before insulation and drywall are installed. That window can be short, so it helps to reach out early once you know your construction timeline.
